The beach was gone. The parking lot was a lake. And Buster and Cashew had the best morning of their lives. 🐾🌊
We walked the dogs during this morning’s king tide, and they splashed through the puddles like two toddlers in rain boots. (Yes, they got a full rinse when we got home.)
But a few blocks away, it’s no joke. Months of storm surf and high tides have chewed through the beach on the Peninsula. Sections of the boardwalk are gone, and homes have been red-tagged and evacuated. City crews are bringing in sand and building berms as fast as they can.
If you own near the water, or you’re thinking about buying there, here’s what’s worth knowing:
🌊 Standard homeowners policies typically don’t cover flood damage. Ask your insurance agent what you actually have.
📋 Sellers in California must disclose known flooding and damage, so ask for the history.
📅 More king tides are coming over Thanksgiving week and Christmas week. Plan ahead.
