Not something you see every morning. 🚣‍♀️🐶
Walking my dogs through Marine Stadium this morning, and the Chinese national rowing team is out training right behind me — because this is where sprint rowing will be held for the next Olympics.
I’ve sold real estate in this neighborhood for over 12 years, and Marine Stadium still finds a way to surprise me. Long Beach is about to have a moment on the world stage, and I get to walk my dogs through it on a random Wednesday morning.
If you’ve ever wondered why people fall in love with this city the second they move here — this is exactly why.

#RealSatisfied How heartening is it to receive a recommendation like this? See my reviews: https://www.realsatisfied.com/Costanza-Genoese-Zerbi #RealSatisfied I bought this condo for my parents in 2000. This week, I sold it. 🏡

After 25 years of appreciation, walking away from a property I love didn't make sense — so I'm using a 1031 exchange to defer the capital gains tax and roll everything into a new home in Oceanside.

Here's the catch: 45 days to identify the new property. 180 days to close. No extensions.

I'll be sharing the whole process over the next few weeks — the numbers, the surprises, all of it. Follow along if you've got an appreciated property and are wondering if this could work for you. 👇

Long Beach real estate isn't one-size-fits-all, and today proved it:

① 930 E 1st St — a one-bedroom Own Your Own in a killer location. No parking, no conventional financing — just creative deal structuring to get it done.

② 375 Atlantic Ave — the one that tested us. A disclosed engineering report meant a hard conversation about occupancy. Buyers deserve the whole truth. Deal closed, trust intact.

③ 3737 E 2nd St — this one's personal. My parents' home, sold with my whole heart, as I complete my own 1031 exchange into the next chapter.

Full story on all three (including how the OYO financing and the 1031 exchange actually worked) is on the blog — link in bio.

1335 Newport Avenue, Unit #104, Long Beach — sold for $600,000.

This one took some real perseverance. My clients — parents buying this condo for their son, a Cal State Long Beach student — looked at a lot of properties before we found the one that actually made financial sense. Their plan: he lives there now, and they can rent out two additional rooms to help cover the mortgage. Down the road, this becomes their retirement home.

The escrow itself was a story on its own. New HOA balcony inspection requirements meant the building didn't qualify for a standard loan, so we had to secure a non-warrantable loan instead — a more complex (and less common) type of financing that a lot of agents and lenders aren't equipped to navigate.

If you're a CSULB parent thinking about buying instead of renting, or you're facing financing complications because of new HOA inspection rules, I'd love to help you figure out your options.

Also-- nothing better than working with a professional listing agent. @antolauro3, thank you!

Fannie Mae is retiring "Limited Review" for condo loans, which means nearly every conventional condo loan will now go through a Full Review of the HOA's finances, reserves, and documentation. Translation: the building matters as much as your credit score.

Starting August 3, 2026, Fannie Mae is retiring "Limited Review" for condo loans on buildings with more than 10 units. That means nearly every condo loan will now require a Full Review of the HOA's budget, reserves, insurance, and litigation history before you can close.

Here's what else is changing:
🔹 HOA reserve requirements jump from 10% to 15%, starting January 2027
🔹 Smaller buildings (10 units or fewer) can skip Full Review entirely
🔹 The old 50% investor-unit cap is gone

If you're buying or selling a condo in Long Beach, the South Bay, or Orange County, let's talk about how this affects your specific building and what to build into your offer before you write or accept one.
